Great — we move on to Step 2 and look at structural plans.
If not
No problem — our solution-partner architects can draw up exactly what you need. This bumps everything one phase up the timeline.

If yes
Excellent — that’s the most useful piece of paperwork we can have. On to Step 3 and planning permission.
If not
No worries — our solution-partner structural engineers can draw up your structural plans. This bumps everything one phase up the timeline.

Have you received planning permission?
~1 week to prepare the application (assuming compliant architectural plans), then ~6 weeks for the council to decide.
If yes
Onwards to Step 4 — we look at party wall notices.
If not
Do you need help with planning permission? We handle the full application — pre-app advice, drawings, submission, and follow-through with the local council.

Do you need party wall notices or agreements — and have you served them?
Needs both architectural and structural plans before notices can be served — ~1 week to prepare, then up to ~6 weeks before works can start.
If yes
Perfect — we move to Step 5 and put together a binding offer.
If not
Do you need help serving party wall notices? Our solution-partner surveyors handle the whole process — drafting, serving, and resolving any dissents.

How long does a loft conversion take?
It depends on the type and size. As a rough guide: a Velux/roof-light conversion is often the quickest, dormer and hip-to-gable conversions typically run several weeks, and mansard conversions take the longest because the roof structure is rebuilt. We give you a project-specific timeline as part of the quote after the free site visit.
Do I need planning permission for a loft conversion in London?
Many loft conversions in London fall under Permitted Development rights and don't need full planning. The main exceptions are mansard conversions, conversions on flats and maisonettes, properties in conservation areas, listed buildings, and any work that extends beyond the volume / shape limits set by Permitted Development. We assess this at the survey and handle the application either way.
How much does a loft conversion cost in London?
Cost depends heavily on the type of conversion (Velux is the most affordable, mansard the most expensive), the floor area, the finish, and the property's structural starting point. We don't quote ballpark figures online because they're often misleading — instead we provide a written, no-commitment quotation after the free site visit so you have an actual number for your house.
Can I live in my house during the work?
Most clients stay in their home throughout. The loft is sealed off from the rest of the house and, where the property allows, the team accesses the work area from external scaffolding rather than through the home. We agree the access plan with you up front and keep disruption to a minimum.
Do you handle party wall agreements?
Yes. Loft conversions and extensions to terraced and semi-detached homes almost always need party wall notices served on the adjoining owners. We manage the entire party wall process on your behalf, including issuing notices and coordinating with surveyors where required.
What types of loft conversions do you do?
All the common types: dormer (the most popular), hip-to-gable (for semi-detached and end-of-terrace), mansard (the most space-creating, common in Victorian terraces), L-shaped (extends the dormer over the back addition), Velux / roof-light (cleanest planning route), and bungalow conversions.
Do you cover all of London?
Yes. We operate across Greater London — all 32 boroughs — and book site visits anywhere within the M25. Travel time is the only practical limit.
Who will manage my project?
Each project is led by one of our Solution Partners — senior practitioners with decades of combined experience across the building trade, structural engineering, and architecture. The Solution Partner is your single point of contact from the initial survey through to the final handover, and they direct the team day-to-day on site.
